Our mission is to help match you to the perfect home, and to help you do that, our professional rental specialists are available Monday through Friday, 9AM-5PM, to provide you with support and guidance. By taking a few moments to complete our application, they can help quickly match you with the right properties to choose from.
From the beginning, we have been providing the greater West Michigan area with top-notch property management services. We are experts in the field of home rentals and will use that expertise to help you every step of the way. Our mission is to provide you with excellent service throughout your tenant experience. Our tenants follow the rules, pay their rent on time, and love where they live. We look forward to you being a part of that, too!
Our approval process typically takes two to three business days to complete. We require that you have a take home income of three times greater than the rental amount per month, have good standing credit, and good standing rental history. We will be looking into your credit, but will not be looking for a specific credit score, we care about what your credit looks like in regards to monthly payments. We will call your current, and previous, landlords to get a better understanding of your previous rental experiences. If we do not have all elements required for the approval process, we will not begin the process. Those elements are:
1. Filled out application for anyone 18 or older that will be living at the property you are interested in. - See: "Download Lease Application" below.
2. Copy of government issued I.D. for anyone 18 or older planning on living in the property you are interested in.
3. Proof of income over the last month. - If you've recently started a new job, we can accept a hire-on letter from your employer that states your yearly/hourly income and how many hours you will be working per week.
4. A check or money order equal to one month's rent of the property you're interested in. - This check or money order will not be cashed until you are approved and set to move in. Once it is cashed, it will turn into your fee-to-hold for the property and then turn into your security deposit. If, for whatever reason, you are not approved, or someone else is selected instead of you, you will receive that check or money order back, in full, uncashed.
There are a couple of different methods available to you for submitting the application. You may drop off your completed application to our office at 419 E 8th Street, Suite 30, Holland, MI 49423 at any time. We have a convenient and secure drop box for you to use on the right hand side of the front door. You may also email your documents to our leasing department at leasing@lakeshorepropertymanagement.com. - If you are out of state, country, or town, you may mail the check or money order. If you include tracking information, we may begin the approval process before the check arrives.
*We do not have a non-refundable application fee.
*If you are approved for a property, and you back out before moving in, you will forfeit your fee-to-hold.
